Amber Sites. Golden End Farm/Kixley Lane. Blue Lake Road/Oak Green.

I favour Golden End Farm site - it is well related to the village and has contained boundaries. The Blue Lake Road site worries me. Taken together with The Arden Triangle, it would bring too much weight of housing to that part of Knowle and would destroy the village character. At present it has some housing but the general appearance and feel is rural or semi rural and this should be retained at all costs.

The Arden Triangle.

Dispersed Sites.

All important in the development of the area is the maintenance of the village character
and nobody is going to argue with that. A key factor in this objective is to break the sizes of the individual sites down - lots of small sites rather than one or two big ones - and there is the opportunity to do this in KDBH. There are lots of smaller plots in the area which are suitable for development; these have already been assessed and some already successfully developed - a good example is off Four Ashes Road.

If this level of housing is genuinely needed, then I would support Site 9 but only if the redevelopment of Arden Academy forms part of the overall plan. The school is in need of significant works and this appears to be the only way to achieve them. I would object to development of Site 9 without a new school being built as part of it.

Parking in Knowle is extremely difficult now. There is simply no space to accommodate any more cars. There would not be sufficient parking in Dorridge either.
The small new proposed primary school would not be able to cope with all the children from the new houses on sites 8 and 9 - especially if the current Catholic primary school is closed and the site used for even more housing.

Dear Sir or Madam,
Thanks for the opportunity to express our views in this consultation.
We would be grateful if you can consider the following key issues that we believe would enhance the plan and present chances to offer benefits and ameliorations to both existing residents and residents who may live in the area in the future. We believe our suggestions may also deliver a sustained and powerful positive impact to the local environment and wildlife therein.
We live at Barn End, 98, Grove Road, Knowle, and own and maintain the recognised 4 acre Local Wildlife Site (LWS) on the corner of Grove Road and Norton Green Lane. We do not consider ourselves as "Nimbys" and recognise the need for local authorities to make provision for growing and changing populations. However; we also believe that Solihull and its district have a distinctive track record in maintaining environmental and amenity standards over the years. With the existing plan for this area we commend our suggestions for consideration in realising a development worthy of this reputation.
* Barn End is a Grade II listed building. We believe it should be afforded the same considerations in planning discussions as Rotten Row Farm.
* The current plan offers a fortunate opportunity to consider a permanent and game changing improvement to the area, by closing the existing Grove Road between Barn End and the junction with Warwick Road, B4041. Over the years this "country lane" has become increasingly dangerous and overused, especially by ridiculously large vehicles which use it as a "rat run" towards Bentley Heath and beyond. We have even lost parts of our hedgerows to oversize vehicles having to mount verges in order to pass. You can witness the ongoing damage at any time. It is surprising that Grove Road does not currently have commensurate traffic restrictions to address both speed and size which are perennial problems - especially given that we are supposed to live in a residential 30MPH thoroughfare. It has become almost a "no go" area at certain times of day.
* We believe the development plan allows the option to re-route traffic through the Arden Triangle and maintain Grove Road as an amenity incorporating footway, cycle route and bridle path. Already, especially at weekends people attempt to use it in this way, but are in a constant conflict with fast and heavy traffic and significant associated pollution. Such a move would also create a viable wildlife corridor between our LWS and Arden Triangle. We can provide additional supportive real and anecdotal evidence in this respect - including flora and fauna.
* Cuttlebrook - This substantial natural waterway runs through the proposed development. We would suggest that it offers the prospect to create a new LWS within the development. Of course we realise that in planning you will consider the best possible condition for Cuttlebrook to support wildlife. For example in maintaining its meandering nature to encourage reproductive cycles. Warwickshire Wildlife Trust should be consulted perhaps to contribute ideas, such as flat bottomed culverting and not pipeline. It is a great chance to actually reinforce the habitat rather than lose it forever. For your interest there are local people who would be delighted to consider helping in post development maintenance of Cuttlebrook.
* We are fortunate to know of the excellent work going on at the "Mind" site nearby. We also know of the presence of exciting and endangered species around their site, such as the great crested newt, grass snake, buzzard, deer and badgers. It would be a real plus if a way could be found to maintain a wildlife corridor between the Mind site and our own LWS. This could be reinforced through keeping new housing back from the corner of Grove Road and Warwick Road, and fronting Rotten Row.
* In tandem, such a project would be successful through preservation of the rural nature of Grove Road along the abovementioned "closed" portion, and by maintaining a useful gap between new housing and Grove Road. There is also a good opportunity to reinforce the dilapidated hedge there.
* There is an abandoned garden between 88 and 98 Grove Road. It has overgrown formal Yew and Box Hedges, an old orchard, spinney, a balancing pond and some magnificent mature trees. It provides a special habitat for deer, owls, bats and badgers. Closing and calming Grove Road would allow easier passage for such wildlife toward the North, and reduce the occasional tragic roadkill and tree damage caused by through traffic.
* Perhaps the imaginative use of a wildlife underpass for the new estate road. And / or bridging the new road over Cuttlebrook could be considered?

St George and St Teresa Catholic School has achieved a National reputation for its education. While there has been increased provision at a number of schools no additional places have been granted at Catholic Primary Schools in Solihull, the site is restricting the ability to deliver services to its community. The early draft plan recognised a need for a new Catholic Primary School and this was subsequently removed. St George and St Teresa School is 50 Years old, is on a restricted site and it would make sense to build a two form entry school fit for the 21st Century.

Arden and St George and St Teresa need a new site. Both schools are inhibited by their sites. St George and St Teresa Catholic School has achieved a National reputation for its education coming 2nd in the country for its Key Stage 2 tests and being placed in the top 1% of schools Natiobnally. While we see increased provision at a number of schools no additional places have been granted at Catholic Primary Schools in Solihull to respond to increased population in school to date. In the East this school catchment area stretches from Hockley Heath, Blythe Valley to Balsall Common. The site like Ardens is restricting as is the ability to deliver the services to its community. The site is completely on the wrong side of the village. Most of the new residents will not be using public transport but their own cars. That is a simple reality of the demographics and the modern world we live in. The proposed development is also way too large for the village to absorb. A far better site is the Solihull Gap bordering and south of the M42, whilst still maintaining the gap as well.

Option 1 is not supported. Overall achievable capacity within option 2 has the potential for a larger contribution to the approximately 1,000 homes earmarked for Knowle than identified in the consultation document and may be necessary to make option2 viable.
A new Arden centre for community learning should form an integral part of the masterplan for this area in order to secure medium and longterm educational, social, environmental and economic benefits for the local community. There is a compelling argument for a purpose built school, existing site is tightly constrained and no longer fit for purpose, additions over the years have led to a patchwork of development with poor interconnectivity, investment required to up date the site is around 18 million and would make Arden a building site for years hindering education, energy efficiency is poor and annual maintenance costs are high. Current site presents significant safety issues at the main entrance on Station Road, there is no parking for parents. School has no gym, floodlit facilities or swimming pool. Physical condition of the building creates challenges for the teaching and learning environment. Proposes a sports centre with swimming pool, fitness centre, arts theatre, recreation space and playing fields, conference /meeting facilities, day nursery, multi weather pitches, drama / dance rooms, improved community safety with significant reduction in traffic on parking routes, youth zone, potential to co-locate a new primary school. Cannot support option 1 as academy is retained on site and current difficulties will worsen and would still need to absorb the same level of housing development. Redevelopment of existing school site presents the scope to build at a higher density than elsewhere across site 9 taking advantage of existing scale and height of buildings and presents scope for more affordable housing.
Suggests revisions to concept master plan (see attached) and proposed phasing plan

Online questionnaire on consultation with 502 responses indicated the following:90.4% of respondents agreed site 9 should be included as an allocation
95.4% agreed with option 2 being developed which would enable a new school to be built.
